The zinc will basically form a coating over the metal to protect it from rust and corrosion. It will also extend the life of the roof for many years.
There are many benefits to this treatment. For one, you’ll need less maintenance throughout the years. The only thing that you will really need to do regularly is to clean the roof and to paint it. You don’t have to paint it if you’re not concerned about aesthetics; however, if you own a commercial property, there’s a good chance that your clients will be concerned with the overall aesthetics of the roof. This means that you’ll need to scrub at the surface in order to get rid of any grease, dirt, or rust. The cleaning process can take a lot of time and effort.
#3. Coat It with an Elastomeric Layer
Last but not least, another solution is to coat the roof with an elastomeric layer. The coating will usually contain some type of acrylic sealing system that will also protect the roof from rust and corrosion. Just like if you were to paint the roof, you’ll also need to properly clean the roof before applying the elastomeric coating. This technique, however, is also not as effective as galvanization. You will not be strengthening the roof to the degree that you would with liquified zinc.

Applying an elastomeric coat over the roof can really bring it back to life and make it look like new again. It’s definitely a fun project to take on that will absolutely change how the roof looks.
In general, you can expect the elastomeric coating to last about half a decade. It will prolong the life of the roof as long as it is still effective. However, if you apply more than one layer, the coating might last a little bit longer. If you go with this technique, you should wear a coat every 5 to 10 years. You can change the color up every time that you re-coat the roof. This could make your property look slightly different every single time.
